Important things to know about cancellation policies

  • The cancellation policy for our home, complies with local rules and regulations.

  • “Full refund” refers to the price that you set for your listing including taxes. Refunds for Direct Booking/ VRBO/ Booking.com/Airbnb guest fees depend on several factors.

  • Cancellation and booking confirmation times are always based on the local time zone for the listing.

  • A 24-hour cancellation period applies to all standard cancellation policies for shorter stays (less than 28 nights). This allows guests to cancel for a full refund including taxes for up to 24 hours after the reservation is confirmed, as long as the reservation was confirmed at least 7 days before check-in.

  • Certain non-refundable hotel listings are exempt from the 24-hour free standard cancellation period.

Standard cancellation policies for shorter stays

Your standard cancellation policy applies to all reservations of 27 or fewer consecutive nights. All standard cancellation policies include a 24-hour cancellation period. This allows guests to cancel for a full refund, including taxes, for up to 24 hours after the reservation is confirmed, as long as the reservation was confirmed at least 7 days before check-in (based on the listing’s local time).

  • Limited (available for reservations booked on or after October 1, 2025)

    • Guests can cancel until 14 days before check-in for a full refund including taxes, and you won’t be paid

    • If they cancel between 7 and 14 days before check-in, but after the 24-hour cancellation period, they’ll receive a 50% refund including full taxes, and you’ll be paid 50% for all nights

    • If they cancel less than 7 days before check-in, they’ll receive a refund of pro-rated taxes, and you’ll be paid 100% for all nights

  • Firm

    • Guests can cancel until 30 days before check-in for a full refund including taxes, and you won’t be paid

    • If they cancel between 7 and 30 days before check-in, but after the 24-hour cancellation period, they’ll receive a 50% refund including full taxes, and you’ll be paid 50% for all nights

    • If they cancel less than 7 days before check-in, they’ll receive a refund of pro-rated taxes, and you’ll be paid 100% for all nights

Long-term cancellation policies for monthly stays

Your long-term cancellation policy applies to monthly stays, which are reservations of 29 days or more consecutive nights. You can choose one of the following long-term cancellation policies:

  • Firm

    • To receive a full refund including taxes, guests must cancel at least 30 days before check-in

    • If a guest cancels after that, they’ll receive a full refund of taxes, and you’ll be paid 100% for all nights spent, plus 30 additional nights

    • If fewer than 30 nights remain on the reservation when the guest cancels, they’ll receive a pro-rated refund of taxes, and you’ll be paid 100% for all of those remaining nights

Offer guests a non-refundable option with a discount for shorter stays

When you set your standard cancellation policy for stays of fewer than 28 nights, you can choose to offer a non-refundable option. The non-refundable option lets guests book at a discounted rate that’s not subject to your standard cancellation policy. If they cancel, they won’t be refunded. Keep in mind that the non-refundable option is still subject to the 24-hour cancellation period that applies to all bookings for shorter stays, with the exception of certain non-refundable hotel listings.

Offering a Discounted Non-Refundable Booking:

A non-refundable option is a discount you can offer on top of other discounts and cancellation policies that gives you greater protection against cancellations.

How a non-refundable option works

  • You set your discount, which is typically 10% off the base price in everywhere but China

  • Your discounted rate appears in search

  • At checkout, guests either select your standard rate—subject to your cancellation policy—or the discounted, non-refundable rate

  • If your guest cancels after any applicable free cancellation period, you keep your entire payout for all nights booked

  • A reservation would be eligible if the checkout date is within 60 days

  • The discount is applicable if the reservation is not booked with a pre-approval or special offer

Pairing with other cancellation policies

Guests can book your non-refundable rate until your listing’s cancellation policy kicks in:

  • Limited: Up to 14 days days before check-in date

When your cancellation policy may be overridden for a guest refund

Your cancellation policy may be overridden in certain situations. Your guest may be able to cancel for a full or partial refund if:

If a host is paid for the reservation and their cancellation policy is overridden, Airbnb may recover any money owed by the host as provided in our Payments Terms of Service. An adjustment will be automatically deducted from the next scheduled payout.
